We create a marketing partnership with you and our company and our mortgage affiliate. We provide technology to enhance your marketing programs. And you provide the marketing programs. With our technology we generate as much as a 3 fold to 8 fold increase in leads from your marketing programs and we share those leads with you.
But we also know that leads need to be worked if they are to be of any value. So, in addition to the technology to super charge your marketing...we provide you with a full turnkey follow up system. Instead of getting a list of phone numbers of callers, you get a report about a lead that tells you if they are working with another Realtor, what stage of the buying process they are at, what they thought about your listing, and much more.
What We Do
The core to our technology is our Supercharged Property InfoSM system which is a highly advanced Interactive Voice Response system (IVR) that automates the process of providing buyers with information about your properties. We integrate this technology into a carefully crafted call flow using subliminal queues that is designed to put the caller into a receptive mood for follow up. And immediately after the call is complete we call the prospect back.
This immediate response enhances the value of the leads many times over. We follow up while the caller has the property fresh in their mind...not hours or days later when they may not even remember the property! While you may not be able to follow up quickly when a call comes in...our dedicated staff is there to make sure buyers do not slip thru the system.
We do not make a sales call. We structure our follow up call as a thank you call and a request for the caller to help us make our system better. We ask the caller for their opinion. We engage them in a conversation. We do not grill them for information. Our objective in making the call is to grade the value of the lead. We find out why they made the call. We want find out if they are actively looking for a home to purchase or they were just curious. And if they are we find out what Realtor they are working with and who is providing them with their financing. (Of course we are looking for prospects who are NOT working with a Realtor already or who have not arranged their financing...but by using the simple technique of asking who they are working with instead of are they working with someone we gather much more accurate information about unattached prospects.)
How we use the leads
We have two and only two uses of the leads generated by the system. First we grade them and provide you with the competitive intelligence so you can follow up efficiently. As a third party we do not create that confrontational salesperson versus customer interaction. By removing the sales purpose of the follow up call we are able to create a rapport with the caller letting them feel they are helping us to make our system better....so that it will be more useful to someone looking for a house to purchase. (They will actually be doing this!)
In addition to delivering this information to you we also provide the information our bank/mortgage lender affiliate(s) for follow up to provide the caller with financing options. We will also provide contact nformation to other companies/service providers that may be useful to the home buyer during and after the purchase of their home. HOWEVER, UNDER NO CIRCUMSTANCE WILL WE PROVIDE THE INFORMATION ABOUT A LEAD GENERATED BY YOUR LISTINGS TO ANY OTHER REALTOR. The bank/mortgage lender(s) and the other service providers generate the funds to operate the system. But this in no way restricts your ability to present other financing options or have other mortgage companies contact your buyers. In fact we PREFER that you not change anything in your business operation. If you have an in-house lender you should continue to use them. If your spouse is in the mortgage business of course we don't want you taking business from them to give to our lender affiliate.
