The Listing Presentation
Our system is really quite simple. With our Supercharged Yard SignSM system you already have a powerful tool to use in your listing presentations. And with our support services you have all the resources you need to generate a one meeting close on your listing presentations.
What you do is take one of the sample rider signs with you during your listing presentation. The sample rider sign is just like any other of our signs except that the first two digits are a special marketing code that tells us that the call is coming from a listing presentation. You use the sign in your listing presentation by having the homeowner call the toll free number on the sign.
Once the home owner tells Simon the property code and confirms it your cell phone will beep indicating you have received the text message indicating that the homeowner has inquired about the property. This will begin to impress the homeowner when they see the text message includes their phone number, their address and the listing price you have included in your presentation.
At about the same time you are showing the homeowner the text message their eyes should start to light up as they start to hear Kate talking about their house. After you tell them to say "agent" they will be asked to say their name and then your phone will ring. Be sure to put your phone on speaker phone so that when you answer they can hear the system announce their name and that they are calling about the property at their address with the listing price you have recommended. When you accept the call you will be talking to them and tell them to stay on the phone when you hang up so that they see that the system continues with the call and offers to now connect them to someone to help them look a financing options.
You tell them to hang up at this point. Then, as you explain to them that this system is "shovel ready" and can be implemented immediately, we take over with our follow up call.
The Follow Up
Like with any other call to the system we receive a notification that the call has ended once the homeowner hangs up after your demo. And like any other call we call the homeowner back and thank them for using the system. But because of the special 2-digit marketing call we know that this is a listing presentation call so we engage the homeowner in a conversation about how they liked Simon and Kate and if they think the system will help sell their house.
We explain to the homeowner how this system can be integrated into your other marketing programs and explain how we knew (from the marketing code) what marketing program generated the call and how this will let you focus your marketing on systems that work and track where leads about their home are coming from.
Our closing is to tell the homeowner that this system is set up and ready to go and all they need to do is execute the listing agreement with the agent (you) sitting there with them.
The preparation for all of this is extremely simple. In fact all you need to do is tell us the code on the sample sign you will be using in the listing presentation and send us the information about the property. This can be as simple as a copy of the MLS info sheet for the property. (Or you may want to provide us with a description that emphasizes specific points from your listing presentation.) We take the information, generate a script and process it thru our advanced text to speech system to generate a natural voice audio file for the system.
Because we do not rely on a live person to create the natural sounding property description recording we do not need very much advance notice that you are going to do a listing presentation. In most cases about an hour's notice is just fine.
